Northwest Arkansas, often reffered to NWA, has experienced a growth spurt over the last 20 years. This growth has been fueled largely by Walmart which is located in Bentonville and which employs thousands of local residents. This growth has significantly increased the local populaiton. With all these new people there has been a greater demand for home loans. Since the Rural Development Home Loan has restricitons on areas based on population, some of the areas in NWA do not qualify; however, there is still a lot of the area that is eligible for the loan. Borrowers in these eligible areas may qualify for 100% no money down home loans. This is advantageous because it eliminates the burden of having to come up with a large down payment. In addition to not having to put any money down, there is also the added benefit of taking advantage of extremely low mortgage insurance. Currently the factor for USDA mortgage insuance is .50%. This is low compared to the FHA loan which has a monthly factor of .85%. The USDA Home Loan also allows the seller to pay up to 6% of the sales price towards the borrowers closing costs. In the majority of cases this more than enough to cover all of the borrowers closing costs and pre-paids. USDA Home Loans also feature credit flexibilty. The USDA Home Loan allows borrowers to be removed from bankruptcy or foreclosure for 3 years. This opens up a large part of the market.
